According to Redfin's Treasure Island housing-market data, the median sale price across all property types was approximately $734,600 during the three months ending June 2026, up 22.4% from the same period in 2025. That is useful context, but it does not mean every Treasure Island home appreciated by 22.4%, and it does not measure price growth since the 2024 hurricanes.

For homeowners in Paradise Island, Isle of Capri and Isle of Palms, the more important question is how buyers are evaluating a specific waterfront property in today's post-storm market.

What Counts as Waterfront in Treasure Island?

Treasure Island offers several distinct waterfront settings. They should not be treated as interchangeable:

Isle of Capri: Boating Access and a Strong Neighborhood Setting

Located at the northern end of Treasure Island, Isle of Capri includes single-family homes, townhomes and condominiums, with both waterfront and non-waterfront options. Many waterfront properties are situated along canals connected to Boca Ciega Bay. Boaters are often drawn to the area's proximity to John's Pass, but actual water depth, bridge clearance and the suitability of a route for a particular boat should always be confirmed for the individual property.

Are Treasure Island Sale Prices Really Up 22.4%?

Redfin reports that the median sale price across all Treasure Island property types was $734,600 for the three months ending June 2026, 22.4% higher than during the same three-month period in 2025. Redfin also reports a median sale price per square foot of approximately $528, up 19.9% year over year.

For comparison, Redfin's Pinellas County data shows a median sale price of approximately $413,800 for the same period, up 3.5% year over year, and a median price per square foot of approximately $284.

The Treasure Island numbers are encouraging, but they do not prove that waterfront property values rose 22.4%. Redfin's figures include houses, condominiums and other property types throughout the city. Treasure Island is also a relatively small coastal market, so its median can move when the mix of closed sales changes.

That distinction is especially important following Hurricanes Helene and Milton. The 2025 comparison period included a market dealing with storm damage, repairs, permitting questions and properties in widely different conditions. A higher 2026 median may reflect stronger values, a different mix of properties sold, fewer storm-damaged sales, or a combination of those factors.

The responsible conclusion is that Treasure Island's overall closed-sale median strengthened substantially year over year. It is not evidence that every home, every neighborhood or the waterfront segment as a whole appreciated at the same rate.

The market is separating properties by certainty as much as by appearance.

Buyers are not simply asking whether a home is waterfront. They want to know what happened during the 2024 storms, which repairs were completed, whether permits were closed, how the home is elevated, what the flood-insurance considerations may be, and what condition the seawall, dock and boat lift are in.

This creates three broad categories in the minds of many buyers:

  1. Homes with clear storm history, documented repairs and readily available property records.
  2. Homes that have been renovated or repaired but still have unanswered questions about permits, flood history or waterfront components.
  3. Homes being valued primarily for the land, waterfront position or redevelopment potential.

These are not formal appraisal categories. They are a practical way to understand why two nearby homes with similar square footage can receive very different buyer reactions.

A well-presented waterfront home can still take time to sell. Redfin reports an average of approximately 80 days on market in Treasure Island for the three months ending June 2026, compared with 68 days during the prior-year period and 43 days across Pinellas County.   4. Water depth, bridge restrictions and boating route
  5. Seawall, dock and lift condition
  6. Elevation, construction and storm history
  7. Renovation quality, permits and overall condition
  8. Recent competing listings and closed sales

This approach avoids two common pricing mistakes. The first is applying a citywide percentage increase to an individual property. The second is using a nearby waterfront sale without accounting for meaningful differences in water access, view, damage history or documentation.
